1 – Amenities and Value Adds

While hot tubs and saunas are great perks, they can also drive up your costs and stress. Try implementing some of these lower-cost items that we’ve found renters love…

  • ·      Smart devices (i.e. Alexa or Google Home) that can be paired with speakers in the house for guests to use during their stay.

  • ·      Board games (the less pieces to go missing the better) that guests can play while enjoying your property (i.e. unocards against humanityWavelength, etc.). 

  • ·      Coffee Makers like the Nespresso or Keurig offer a more “premium feel” that the traditional drip coffee maker does not.

  • ·      Non-disposable soap pumps also give properties more  of a “premium feel” that plastic disposable soap pumps take away from (link here).

  • Table Games such as mini poolping pongfoosball, or air hockey offer a fun perk that renters love and require little to no maintenance! 

  •  Bottles of Wine / Snacks left behind for your guests shows them that you care about their stay and gives them something to be excited about right away!

 

2 – Pricing

One of your biggest tools at your disposal when trying to get your rental cash flowing is pricing. Tools like Price Labs allow a best-in-class algorithm to pair to your hosting platform to help optimize your listing’s pricing far more efficiently than the traditional “Dynamic Pricing” feature these hosting platforms offer.

 

3 – Marketing

Try implementing some of these marketing strategies our customers with the most bookings utilize to get their properties booked…

  • ·     Update your listing description regularly. Airbnb and VRBO’s algorithms like to see an active host. 

  •      Respond to potential renters in a timely manner (within an hour). All booking platforms track response times and use that as a factor in how high your rental appears on search pages.

  •      Utilize social media to market your STR

  •      Have high quality listing photos. Grainy, awkward, or outdated listing photos is one of the easiest things to fix about your listing without having to do any work to the property itself.

  •      Following a renter’s departure, follow up with them and offer an “off-platform” deal to avoid fees if they’d like to rent your property again in the future
